Klondyke is a historic building in Belfast's Gasworks that was sympathetically rebuilt behind the listed facade by Comtec Developments and let in its entirety to the Enviroment & Heritage Service for its new HQ. We were instructed to sell the investment jointly with Colliers CRE.
Working closely with Belfast designers Elmhouse Creative and their photographers, Nick devised a marketing brochure that emphasised the building's unique combination of high quality modern office space with historic character.
An important issue for the sale was the growth potential of the Belfast Office rents and a series of press releases and radio interviews was arranged by our PR consultants MCE to convey this message to potential investors.
We recognised that ROI investors were increasingly aware of the potential for significant rental growth in the City and they were specifically targeted by our marketing campaign, resulting in the property being sold to a Dublin based investor.
The sale price represented a record breaking net initial yield of 4.5% for a dry Belfast office investment over £10 million and has been nominated as the Northern Ireland investment deal of 2007.
